Finishing Foreman/woman (Residential Construction)

As an experienced Finishing Foreman/woman, reporting to the Site Supervisor, you will work with a team consisting of Warranty Technicians, Handymen/women, Labourers, Coordinators and trades.

You will be responsible for the construction process from drywall to possession, including:

  • scheduling and supervising trades
  • evaluating timelines
  • ensuring site safety
  • overseeing quality
  • delivering homes with minimum deficiencies

You will have at least three to five years of residential construction experience, be an independent self-starter, understand the Ontario Building Codes and Tarion CPG, possess strong customer service and communication skills and enjoy working in a fast-paced, team-oriented environment. Current first aid certification is an asset. The successful candidate will be required to provide a drivers’ abstract and criminal record check.

Your primary responsibilities will be:

  • removing construction debris
  • maintaining site signage
  • ensuring site cleanliness and safety
  • providing site cleans for homes under construction, and
  • completing minor carpentry tasks.

This is a physically demanding position that will require you to work both indoors and outdoors in all weather conditions. You must provide your own steel-toe boots and a reliable mode of transportation.

Land Development Manager

As a Land Development Manager, you will report to the Regional President – Ottawa and work with the operations team. You will manage any land department staff and outside consultants to accomplish the following:

  • Identify, analyze and negotiate the purchases of new land.
  • Provide detailed acquisition feasibility studies, including proformas and schedule creation.
  • Conduct contract negotiations and draft letters of intent (LOI’s).
  • Submit and track subdivision, development and reimbursement agreements and approvals.
  • Initiate and obtain permits required for development.
  • Prepare trade-specific scopes of work and bid packages.
  • Prepare scopes of work and request proposals.
  • Negotiate, award and manage a team of consultants and land development contractors.
  • Provide ongoing management and monitor all phases of land development construction through successful delivery of all lots to the Construction Department.
  • Manage construction schedule to ensure on-time delivery of lots in accordance with business plan.
  • Verify material deliveries for import/export of fill: pipe, storm drains, concrete and amenity construction.
  • Ensure that all active construction sites comply with regulatory and safety requirements of jurisdictional agencies and corporate policy.
  • Coordinate inspection process with municipal and utility inspectors.
  • Maintain a project budget; manage change orders, invoice review and approval.
  • Manage bond releases.
  • Represent Cardel at public hearings and community meetings.
  • Liaise with municipal councils and administrations.

To be successful in this role, you will have:

  • Bachelor’s Degree in Construction Management, Civil Engineering, Planning or an MBA.
  • 10 or more years of experience in land development management.
  • Knowledge of, and experience with, land acquisition.
  • Knowledge of, and experience with, heavy civil or infrastructure construction.
  • Excellent problem-solving skills with the ability to improvise, adapt or overcome obstacles.
  • Extensive knowledge of the Ontario Building Codes; knowledge of municipal planning policies and growth management strategies is beneficial.
  • Detailed-oriented with excellent analytical skills and proficiency with financial modeling in Excel.

Site Supervisor

Salesforce Pardot Marketing Automation Lead

Located at any one of our four regional offices, as the Salesforce Pardot Marketing Automation Lead, you will be responsible for delivering high-value marketing solutions based on the analysis of behavioral and profile data while facilitating the adoption of best practices. You will work closely with the regional sales and marketing teams, new home sales consultants, corporate marketing and IT. Some travel may be required, but you should also have the aptitude to train and work with others remotely via technology.

Responsibilities will include:

  • Creating a standard of excellence (best practices) in email and marketing automation.
  • Implementing and supporting front-end technology questions regarding HTML emails, landing pages, etc., from templates while incorporating industry best practices.
  • Managing data, including segmentation and reporting, testing, cleaning and optimization.
  • Developing and executing testing and optimization strategies to improve email metrics.
  • Assisting with contact strategies to deepen the customer relationship and increase sales opportunities and then executing on these campaigns.
  • Assisting with regional and community-level customer experience strategy.
  • Assisting in the creation of marketing campaigns.
  • Training Salesforce users.
  • Recommending appropriate digital technology to support our needs end-to-end, including hosting and integration with existing technologies (CRM, marketing automation, analytics, etc.).
  • Managing the delivery of custom solutions, interfaces, and integrations.
  • Evaluating requirements and providing solutions for activating and optimizing marketing technologies and E-commerce solutions.
  • Supporting business and technology teams to define, design, architect, implement and operate web platforms and capabilities.
  • Understanding all facets of the various platforms for B2C, such as the creation of cross-channel campaigns, implementations of lead scoring, lead nurturing, alerts, routing and notifications, segmentation, personalization, and creation of ROI reporting and key metrics.

You will bring to this position advanced knowledge of Pardot (Sales Cloud knowledge is a huge plus), as well as 2+ years of SalesForce.com lead management, marketing automation and analysis experience. A BS or BA in Marketing, Computer Science, IS or another related science is considered an asset.
