Land Acquisition Manager

The Ontario Division of Cardel Homes is expanding our land department, and we’re offering confidential consideration to qualified candidates interested in this Land Acquisition Manager opportunity. The right candidate will assist the Land Manager as well as Division leadership in finding, coordinating, and securing land and lot acquisition leads to meet division goals.

Key Accountabilities:

  • Make initial cold call contacts and make inquiries on land leads.
  • Establish and maintain relationships with land developers, builders, brokers, landowners, engineers, planners, realtors, etc.
  • Complete due diligence and feasibility studies.
  • Perform title and municipal research on potential land leads by reviewing official plans, zoning by-laws, high-performance design guidelines, OMB decisions, parkland dedications, easements, wetlands, setbacks, property assessments, etc.
  • Complete detailed research, review, and analysis of entitlement status of prospective acquisitions on a continuous basis throughout the market area.
  • Create and track a master database and land binder.
  • Take responsibility for in-depth market and financial analysis of land under consideration for purchase to develop residential for-sale communities.
  • Participate in site selection, due diligence review, preparation of LOIs, underwriting, and approvals for proposed new land acquisitions for the development of residential homes.
  • Participate in the negotiation of purchase agreements.
  • Participate in the process to ensure that all due diligence work is completed prior to the expiration of the contingency period and the Land Acquisition Proforma (LAP) submittal date.
  • Assist the Land Manager to zone and plat projects.
  • Prepare budgets, evaluate bids and conduct financial analysis as needed.
  • Interact, manage and oversee the efforts of outside parties (engineers, landowners, real estate brokers, attorneys, contractors, architects, homebuilders, planners, contractors, city representatives, and joint venture partners) as needed.
  • Provide all pertinent property description information, seller demands, terms, conditions and contact information to management.
  • Provide site inspections to identify project status, progress, and risk management.
  • Assist in maintaining acquisition budgets, development schedule oversight, and project updates.
  • Coordinate and communicate with primary engineer, primary consultants and municipal staff.
  • Review development agreements.
  • Review each lot deal presented to the company for possible fit to our product and acquire developed single-family lots and attached residential lots.
  • Maintain a high level of visibility in the home building business, actively participating in the community and civic and business organizations pertinent to the industry.
  • Work with Land Manager in development projects from pre-acquisition through closeout to ensure communities are delivered on budget and schedule.

The ideal candidate will have a minimum of 3 to 5 years of applicable experience in residential land development or significant land brokerage experience with strong relationships already developed in the greater Ottawa area. An understanding of the local and macro real estate market, master servicing, sanitary/storm sewer capacity, the political landscape and its impact on land acquisition is also required.

Additional Job Requirements Include:

  • Bachelor’s degree in civil engineering or planning or equivalent
  • Regular use of a vehicle and a valid driver’s license
  • Experience in financial modelling and market analysis
  • Knowledge and ability to apply principles of accounting
  • Ability to apply common sense understanding to carry out instructions in written and oral form
  • Proficiency with MS Office, Word, Excel and email
  • Previous experience with legal documents
  • Bachelor’s degree in engineering, finance, real estate or related field preferred
  • Ability to multi-task and show attention to detail

As Controller in our Ottawa region, you will report to the CFO and lead a team of support staff. You will be responsible for preparing accurate and timely financial statements and working papers; preparing reporting packages for lenders and management; providing oversight in land pro forma preparation and project financial review; preparing cash flow and financial projections and forecasting; ensuring efficient and effective internal controls are in place for accounting and finance processes; overseeing banking and treasury management; liaising with the executive and management team, lenders, auditors, lawyers, CRA and homeowners as needed; and managing the accounting team.

To be successful in this position, you will have a CPA-CA designation with a minimum of 7 to 10 years of work experience in private industry or with private industry clients with experience in land development or homebuilding and Sage 300 is preferred; 3 to 5 years in a management role preferably in the real estate or construction industry; an undergraduate degree in business or accounting; well-developed analytical and problem-solving skills; solid business acumen; unquestionable discretion for confidential and sensitive information; advanced MS Excel knowledge; as well as outstanding communication and interpersonal skills.

Service Coordinator

Working as a Service Coordinator, you will be responsible for upholding the company’s standard of outstanding customer service by looking after the needs of new homeowners.

You will be responsible for:

  • Coordinating with customers and service technicians for appointments.
  • Maintaining warranty database and entering work orders.
  • Maintaining homeowner files as well as homeowner and vendor portals.
  • Handling customer and vendor enquiries.

As an Estimator, you will be responsible for building estimating assemblies for base home models and options within the database and other database maintenance. Other job functions may include material and labour take-offs, purchase order issuance, custom price requests, cost variance analysis, vendor pricing maintenance and assisting where required with paperwork and administration for tendering sub-trade contracts and other production-related functions.

You’ll have knowledge of residential construction processes, building materials, codes and technologies, plus solid communication skills, initiative, attention to detail, time management skills, and organizational abilities.
